Do you rent a home or commercial property and do you want to terminate the lease? In this article we explain how to do this. We recommend you always do this by a registered letter and by e-mail, so that you are sure that the landlord has received the letter. In this article you will also find a sample letter for terminating the rent that you can use as a guide. Fill in your personal details and make the letter suitable for your personal situation.
A letter to terminate the lease is structured in the same way as a formal letter that you send when you apply for a job, for example. Always keep a copy of the letter so that you also have a copy in your hands. When and how much notice you give will depend on the type of tenancy you have and what your tenancy agreement says. Below an example of a letter that you can supplement/modify.

Use of this letter is at your own risk. When terminating the lease, keep in mind that you are usually bound by a certain notice period. Typically, this is one month, unless you are still in the first year of the term. The notice period is equal to the payment term. You often have to cancel on the first of the month.
Informal cancellation
Nowadays, the rent of a house or room can often be terminated more informally. Many tenants do this by e-mail or by telephone. Nevertheless, it is advisable to send a registered letter so that you are sure that the cancellation is legally valid. You therefore have proof that you have canceled the lease. In addition, keep in mind that you must receive confirmation from the landlord when you have canceled the lease.
Receive deposit
In addition, after canceling the rent, you often receive the deposit back that you paid at the start of the agreement. You will only receive this back if you have met all the conditions. These conditions are stated in the rental agreement. The deposit may never be deducted from the last rent and must be refunded to the tenant's account.
