Buy off contract
Is there nothing in the contract about early termination? In that case, it often applies that premature cancellation is not possible. If you still want to cancel the rent while this is not possible, you must pay the landlord the remaining amount. This concerns the total rental amount up to the term of the rental contract.
However, there are often other options than continuing to pay. For example, look for new tenants for the living space. This creates a win-win situation because the landlord does not lose any income. He or she can therefore choose that terminating the contract is not a problem. However, the landlord is not obliged to cancel the contract if you have introduced a new tenant.
New tenants
By finding a new tenant, they can take over your contract. This is also called a substitution. In this case, the landlord is obliged to accept the new tenant. Unless the landlord can prove that it is not a good tenant or if the owner indicates that he or she needs the property himself.
In addition, you can of course choose to cancel the rental within the notice period. Then you are not stuck with anything. The notice period for a home is often a few months. To court
If the above options do not work and you have a legal good reason to terminate the contract, you can choose to go to court. Nevertheless, it is advisable to first negotiate with the owner of the property. Maybe you can work it out together and the intervention of the court is not necessary.
